Whether you are planning on selling your home this year or five years from now, knowing how to make it one of the most attractive houses in the neighborhood will help you to increase your resale value eventually. It is generally thought that homeowners should always aim to invest about 10 percent of a home’s value into the landscaping. This is most often because of something known as curb appeal. For those who do not know, curb appeal is the attractiveness of a property that is for sale. This also includes everything that can be viewed around the house when someone is standing on the street looking at it.

Why is curb appeal so important? Well, we are visual creatures and the first thing someone sees when they are considering purchasing a certain home can make all the difference in whether or not they can visualize themselves living there. If your home doesn’t give the impression that it is a nice place to live just at first glance, it isn’t going to sell for as much as you would for it to, if at all.

Need to increase your resale value?

If you truly are looking for a great way to get a higher resale value on your home, it’s time to start on the exterior first. Let’s take a closer look at how many people and you, yourself can change the outside of your home.

  1. Hardscapes

If your front yard is boring and looks like every other yard in the neighborhood, we would suggest that you add some hardscapes. This can include but is not limited to things like sidewalks, stepping stones, fireplaces/firepits, fountains, retaining walls and patios. Not only does a hardscape add to the overall character of your yard, but it often makes the space cozier and more welcoming to guests.

  2. Front Door

You may not think there is much that can be done with a front door. After all, it’s a door. On the other hand, this is a very important door. It is the overall focal point from the street view of your home. This means you should take the time to make your front door look nice. Additionally, we would suggest that the walkway leading up to your front door is inviting as well. Perhaps you should plant some flowers that can welcome guests and/or potential home buyers.

  3. Your Lawn

If your lawn in unkempt and your grass looks at those it hasn’t been watered in months, no one is going to buy your home. We would suggest that you first start by making the lawn look lush and green. Whether this means by seeding it or having new grass laid down, we promise it will be worth the investment. You may also want to add different plants that grow in warm hues as warm colors can create a sense of anticipation and excitement, encouraging people to buy.

  4. Pruning

Lastly, if the shrubs and trees in your yard are making your home look as though it is an abandoned haunted house, it’s time to do some pruning. Make sure your landscaping looks well maintained and effortless to a point so that the future owners of the home don’t go running in the other direction either from the look of things or from the idea of the work it would take to maintain such a yard.
